Legal Update: Residential and Co-owned Building Development Projects related to Prince Company
Applicable Industries: Real estate and construction

On January 12, 2026, the Real Estate Business and Pawnshop Regulator (RPR) ordered an immediate halt to all future sales for residential and co-owned building development projects related to Prince Company. The affected projects include Prince Happiness Plaza/The Pinnacle Residence, Prince Golden Bay, Prince Huan Yu Center, Prince One Tropica, and Phum Samrong.

The directive outlines specific instructions for current investors:

  • Existing Contracts: Buyers who have signed Sale & Purchase Agreements (SPA) are required to continue meeting their contractual payment obligations.
  • Completed Payments: Customers who have fulfilled their financial obligations under the SPA will proceed with title ownership transfers, managed through cooperation between the RPR and the Ministry of Land Management, Urban Planning and Construction.

This regulatory action demonstrates a balanced strategy by Cambodian authorities to restore stability to the property market. By blocking new sales while upholding the validity of existing contracts and facilitating ownership transfers, the RPR aims to control risk and strengthen consumer protection without undermining the rights of legitimate purchasers.
